The Timberland - the timberland contains a mixed age stand of timber and trees providing areas of picturesque mature timber (significant volumes of mature merchantable timber on the north side and east side of property) along the hillsides leading down to Town Creek (1.5 +/- miles of mature timber stands) for hunting and viewing deer and turkey as they feed through the timber, areas of dense vegetation (9 to 17 year old pine and hardwood regeneration) along some hilltops and ridges for bedding and browse areas (center and south side), and younger stands of timber along the drains and hillsides (merchantable pine and hardwood, mostly pulpwood, along drains in center of property) providing food and shelter (not to mention great ambush sites for hunters where these areas open up into the mature timber).
Trails and Roads - miles of internal roads and trails with over a one mile trail along the banks of Town Creek, wide enough for most 4 WD trucks.
Potential Enhancements to the Property - did we mention the 16 acre and 9 acre potential lake sites, not to mention smaller lake sites, and great potential spots for creating manageable floodable duck ponds? The food plots have been historically limed and fertilized. The younger 9 year old regeneration along a few of the ridges would provide some economically feasible locations for creating some really large fields to further enhance this property for recreational hunting, OR EQUESTRIAN PROPERTY.

If you get adventuresome, and have a john boat with motor, its less than a mile from Hillabee Creek which is accessed by fisherman from Lake Martin on a routine basis. Al Highway 22 is not far down stream, nor is the public landing on Lake Martin. Did I mention great potential lake sites?
History of the Property and Why That is Important - it appears the mature pine timber on the ridges was harvested in two stages, about 9 and 17 years ago. These regenerating areas comprise a smaller portion of the total acreage; however, they are located in the center of the property more or less, which 1) is great for managing the wildlife, and 2) deceiving, if you don't get out of the truck and walk off the hillsides. No, the hillsides are not too steep to curtail timber harvests. The mature hardwoods were undoubtedly left when the pine ridges were harvested, thereby creating a great wildlife situation for the new owner. If you are looking for a really good hunting tract at a fair price, you should spend some time on this one.
